Welcome, Cape San Juan HOA Newcomers & Guests!

The Cape San Juan (CSJ) Homeowners Association welcomes our new residents and invites you to safely enjoy our beautiful site and community. For guests of our residents, we welcome you as you spend time with your CSJ hosts. This section of our website introduces you to our community amenities (including the beach, pool, marina and pocket-parks scattered around the Cape) and provides important information about them.

Community and Private Areas

Cape San Juan is a private homeowners association consisting of 129 acres of private and community land at the south end of San Juan Island. The CSJ community areas include our roads, a beach park, marina, a community building and pool at the center of the site and a series of small pocket-parks scattered around the community. All residential areas are private. (For beach-front properties, this private area extends down to the mean high tide mark adjacent to the property -see below).  Please respect our neighbor’s privacy. Please do not cut across these private property areas.

The following sections describe more about our shared community spaces:

(A)   Cape San Juan Community Beach Park

Our community beach park is made up of two parcels and is just over an acre in size. The park consists of a 61 ft-wide sand and pebble composite beach, sizeable driftwood berms, large sand dunes, many varieties of native beach plants, and a picnic table.  The beach is host to an assortment of marine animals, plants, and driftwood – a great place to stroll and daydream.  Enjoy the beautiful views of Goose Island and Lopez Island across Cattle Pass.

Access: Our community beach park is located at the south/east end of the Cape facing Goose Island. It is accessed via two pathways:

From Driftwood Lane: A path, lined with driftwood, leads from the end of Driftwood Lane to the Cape Beach Park.

From Cape Drive:The sandy footpath from Cape Drive to the beach, is located on an undeveloped privately-owned parcel. The owners of this parcel have generously designated a footpath through their property as an additional access path to the community beach.  Please do not use wheeled vehicles on this path.

Safety & Use: Please note that there is no lifeguard on duty at the Cape community beach. Although the scenery is beautiful, the water is cold and often experiences waves and wind. Hypothermia can be a serious concern, so exercise caution when spending time in and around the water.

According to State law, the 6.63 ft. mean high tide line delineates the private and public parts of the beach for beach-front property parcels. The area on the lower (water-side) of the mean high tide line is public property; the area on the higher (land-side) of the mean high tide line is private. Please be aware of these private property boundaries when enjoying the community beach. Please be sure to check the tide tables beforehand to ensure that you are walking below the 6.63 mean high tide line and thus on public land. Please respect the privacy of beachfront residents.

Also note that dogs must be on a leash in the Cape Beach Park above the driftwood berm (as on all Cape HOA-owned Property). Owners/handlers are responsible for picking up and disposing of pet waste Note that there are no trash cans available at the Beach Park, so please carry out all waste. If you have forgotten a pet waste bag, there is a supply of extra bags in the container at the end of Driftwood Lane where the beach path begins.

(B) Cape San Juan Pool

Our modern, in-ground pool is heated and contains sixty-five thousand gallons of water that is filtered, treated chemically, tested, and periodically inspected to ensure the highest quality. The adjacent bathhouse has showers, dressing rooms and bathrooms for your convenience.

Hours: The pool is open from 10:00 am to 8:00 pm from Memorial Day through Labor Day. Adult Swim is 10:00 am – noon.

Access: The Cape swimming pool and facilities are located near the center of the neighborhood at the intersection of Pool Lane and Island Dr. The pool area is locked and you must be accompanied by your host family while using the pool. Your host family will have a key for access. Please sign in all members of your party each time you use the pool.

Safety & Use: Please note that there is no lifeguard on duty at the Cape pool, so please exercise caution and supervise non-swimmers. Also, keep noise to a reasonable level and follow the pool rules to ensure the safety and enjoyment for all Cape San Juan residents and visitors.


(C)  Community Building/Firehall

The CSJ community building adjacent to the pool is used for special community events and house one of the fire engines for San Juan County Fire and Rescue. This building is only available for Cape HOA community use by special arrangement with the CSJ Board.

(D)   Community Parks

A series of small community parks are located throughout the site. Some are adjacent to the pool and near the marina; other smaller ones occur at road intersections. Some of them include a bench or two for weary walkers. 

The picnic area near the Community Building and Pool has picnic tables, a children’s play structure and basketball hoop for community use. For safety, please supervise children in this area and be aware of noise levels for adjacent neighbors.

Anchor Park, at the intersection of Cape and Island Drives, hosts an antique ship anchor. A small park across from the anchor is home to the Cape Event Kiosk, which lists the latest information about CSJ meetings and events.

  (E)  Marina 

The marina contains 43 moorage spaces ranging in size from 20 to 35 feet for a total of 1,300 lineal feet. Location of the marina within Fish Creek together with a wave damper provides protection for year around moorage.

Long term moorage rental is available to Cape residents. The Cape Administrator and Marina Director manage assignment of the dock slips. Due to high demand, there is frequently a wait list for slip rental. Please contact the Cape Administrator for availability and cost.

Guest Moorage: A limited amount of short-term guest moorage is available to Cape San Juan property owners and their guest between April 1 and October 31st each year. (Note that guest slips are not available between Nov 1 and March 30.) Guest slip usage must be arranged in advance by contacting the Cape Administrator. Guest reservations are limited to a maximum of 4 consecutive days monthly and 1 holiday weekend per season.  Residents are responsible for ensuring their guests comply with all rules and bylaws.

Hours: There are no posted hours for use of the Marina and docks. However, after 10 pm, please keep noise to a minimum to respect adjacent residential areas.

Access: The Marina is located on Fish Creek at the end of Cattle Point Rd. It is accessed via a metal ramp with a locked gate. Your host family will have a key for access and you must be accompanied by your host family while using the marina.

Safety and Use: Please note that there is no lifeguard on duty at the Marina. Please use caution when walking on the dock and supervise young children.

(F)   Protecting our land, water and air

Water is a precious resource on San Juan Island. Cape San Juan water Cape water is drawn from a sole source aquifer and treated to high drinking standards. Conservation is extremely important because the aquifer is fragile and is only replenished by rainfall, which is lower on this end of the island. Please use water wisely and avoid using pesticides and other contaminates to protect the bodies of water around us.

Our forests, prairies, dunes and beaches provide essential habitat for a wide variety of plants and animals. When you’re in our natural areas, please stay on designated paths and remember to “Pack it in and Pack it out.”
Fires spread quickly in our dry terrain. Please respect all burn bans posted by San Juan County. When a burn ban is not in effect, contain and monitor all fires and have a charged hose available to respond to any problems.

  (G)   Wildlife at the Cape

Cape San Juan has an abundance of wildlife to enjoy during your stay, including many species of birds, racoons, foxes, deer, seals, whales, sea lions, fish and crustaceans.

For your safety and their health, please do not closely approach or feed any of these wild animals as they will become habituated to human interactions and will not learn to care for themselves in the wild.

Please keep a distance of 75 feet between yourself and foxes and 150 ft. from beached seals. On the water, Washington State requires boaters to stay 1000 yards away from Southern Resident killer whales and at least 100 yards away from other whales and sea mammals.  


  (H)   Roads & Trails near Cape San Juan

Roads: The Cape San Juan HOA owns the Cape Roads. The speed limit on all Cape San Juan roads is 15 mph. Please observe this speed limit to ensure the safety of everyone and our resident wildlife. Several speed bumps are located around the Cape as a reminder to maintain this lower speed.

Hiking trails:  There are many miles of hiking trails within a short walk of Cape San Juan. Some of the local favorites are:

  1. Cattle Point Lighthouse is along Cattle Pt. Rd. about 0.75 miles south of the entrance to Cape San Juan and is described in THIS LINK
  2. series of lagoons (Third Lagoon, Jakle’s Lagoon and Old Town Lagoon) along Griffin Bay can be accessed from walking trails near the Marina. A description of Third Lagoon can be found at THIS LINK. There is also a parking area for Jakle’s Lagoon along Cattle Pt. Rd. about 3 miles west of the entrance to Cape San Juan.
  3. Mt Finlayson is a 350’ hill within the San Juan Island National Historic Park. It may be accessed from the trails near the Marina or from the parking area for Jakle’s Lagoon. A description of the hike and its views can be found at THIS LINK
  4. American Camp Visitor Center and trails are located on Cattle Pt. Rd. about 4.5 miles west of the Cape San Juan entrance. Information about this park can be found at THIS LINK
